Thank you for the information. I am more worried about selecting a good house without any problems such as roof, plumbing, electrical or foundation, and the fact that just me & the good Lord will be doing this (single parent), than I am worried about racists.

I am a strong believer that if God is for you then it's more than the world against you, that's all I need, the rest can fall by the wayside.

I feel you. I guess my advice was more along the lines of suggesting to do your research on the community/city you'd like your home to be in so that racists don't steer you to a community just because of your color.

The process may not be easy, but it's well worth it. And it isn't easy for most people. I think the best advice I can give you is to stay on top of the people you're dealing with, and let them earn their money. Your RE agent, your attorney, etc. They all have jobs, and they will drag their feet if you don't stay on top of them.

As for the condition of the home, sistah that's what appraisers are for. Get a good appraiser, get him in there, and get one who cares about what he's doing. Don't go with one that the seller is suggesting. Go with your own, you have to pay for it out of pocket anyway. They will tell you the condition of the property along with the real worth of it.

You're right. God will direct your path. There was nothing but God handling things when we closed on our home. It was amazing. Email me if you want to hear the short version of the long story. LOL.

In Christ all things are possible, you're right sistah. :)

When you find the home you like, make sure your realtor includes a contingency for home inspection as part of the acceptance of the house. Your realtor can recommend a licensed home inspector who will check out all the systems of the house a few days before you move in. They will always find something in need of repair. You then negotiate with the seller to repair those items or pay you the cost of repairing them yourself. And you can write into your contract that you won't close the deal if the cost of repair exceeds some amount like $5,000.
